These Terms of Service govern your purchase from Cockahoop Homes (cockahoophomes.com), operated by RFR Living LLC, a Wyoming limited liability company ("we," "us," "our"). By placing an order, you agree to these terms.

1. Acknowledgment of Policies

By completing checkout, you confirm that you have read and agree to our Shipping Policy, Refund & Cancellation Policy, and Warranty Policy, in addition to these Terms of Service.

2. Zoning and Permits Are Your Responsibility

You acknowledge that verifying local zoning, ADU eligibility, building codes, and permit requirements with your county or city is solely your responsibility. We recommend completing our Pre-Order Zoning Checklist before purchase. We make no representation or guarantee that our homes will be approved for placement in any specific jurisdiction

3. Site Preparation and Delivery Access

You are responsible for site preparation (including any foundation or concrete pad), confirming truck access to your property, and arranging appropriate crane or forklift equipment for offloading and positioning your home. We will provide weight and lifting specifications in advance of delivery to assist with this planning.

4. Delivery Timeline

Delivery timelines (typically 40–60 days door-to-door) are good-faith estimates, not guaranteed dates. You agree that delays caused by manufacturing, international freight, customs processing, or events outside our reasonable control do not constitute breach of contract.

5. Damage Reporting

You agree to inspect your home upon delivery and report any shipping damage, with photos, within 48 hours of delivery to hello@cockahoophomes.com. Claims submitted after this window may not be eligible for resolution.

6. Payment

Full payment is due at checkout. We do not offer deposit-only or installment purchase options at this time. All prices are listed in US dollars.

7. Cancellations and Refunds

Orders may be canceled within 5 days of the order date for a full refund. After 5 days, production begins and orders are final, as described in our Refund & Cancellation Policy.

8. Dispute Resolution

If you have a concern about your order, please contact us directly at hello@cockahoophomes.com before initiating a payment dispute or chargeback. We are a small, responsive team and most issues can be resolved directly and faster than through a bank dispute process. By purchasing, you agree to contact us first to attempt resolution of any issue related to your order.

9. Limitation of Liability

To the fullest extent permitted by law, RFR Living LLC's liability arising from your purchase is limited to the amount paid for the product. We are not liable for indirect, incidental, or consequential damages, including those arising from delayed delivery, permit denial, or third-party installation work.

10. Governing Law

These terms are governed by the laws of the State of Wyoming, USA, without regard to conflict-of-law principles.
